Owning multiple properties is a big job and a messy one at times. E3 Power wants to protect its Colorado property owners and tenants from over absorbent energy bills and reduce your carbon footprint. We are sure that you will find at least one of these methods helpful in making your rental property more energy-efficient.
1. Adjust The Settings On The Hot Water Heater
If you a tankless unit is not in the works or out of the question adjusting your water heater is the way to go. Water heaters are usually set at 140 degrees but you can lower the temperature to 120 degrees without worrying about bacteria build up.
2. Set Up Programmable Thermostats
Programmable thermostats are an easy and affordable way to help your tenants save money. Heating and air consume enormous amounts of energy and the cost for it is pretty high and can sometimes be a huge burden to a family. Programmable thermostats not only reduce your energy consumption but your carbon footprint on the planet as well.
Once installed, your tenants will be able to turn the unit on or off from anywhere and reduce their monthly bills. You can buy a programmable thermostat for under fifty dollars.
3. Air Seal Windows and Doors
Calking the windows and doors is an inexpensive and easy way to save energy in your rental properties. If you are missing caulking around your windows it allows air leaks making your heating and air have to work harder to regulate the temperature.
Our team has an insulation and air sealing service that helps to locate incoming and outgoing air leaks. We help to find them and then seal them helping to significantly reduce energy usage and save money.
4. Make Sure Furnace Filters are Changed Regularly
Filters circulate clean air throughout the home and ensure that your furnace is running efficiently. The more efficient your HVAC is running the happier you will be when the utility bill comes in.
Filters come in a variety of options and vary in price but for the most part, are all fairly inexpensive. Filters should be changed every one to three months depending on which filters you choose and your rental property.
5. Furnish Your Properties With Window Treatments
Blinds and curtains both can work together to reduce the amount of energy used in the home. During the winter months, heavy curtains help to guard your windows against cold air leaking in and keep your heat from escaping.
In the summer months, blinds and curtains help to keep your cool air in the home and block the sun’s rays from heating up the home too much. Window treatments can also help to keep the temperature of the home regulated and protect your carpet and furniture from sun damage.
6. Check Your Refrigerator Coils
Refrigerators use an enormous amount of energy in a home but there are ways that you can make better use of your refrigerators energy use. You could always install top of the line appliances but that is usually not an affordable option when you’re talking about multiple units.
We suggest cleaning your refrigerator coils periodically, they can collect dust and debris and cleaning them will help tremendously. Cleaning your coils will cut the amount of energy your refrigerator uses, help your refrigerator to run more quietly, and extend the life of your appliance.
